22With the proliferation of the internet, email and the tremendous amount of publicly available data, it is now easier than ever to research historical sales and to monitor active listings in your areas (or possible areas) of interest.  One of the best ways to monitor how much house/condo you can get in a particular area within your price range is to set up daily email alerts.  These alerts can utilize a host of variables (different towns, price range, number of bedrooms, bathrooms, square footage, lot size, etc) to allow you to see exactly what is on the market presently, and what comes on the market, for a property that has the features you are considering.  Reviewing the current market inventory, and following it on a daily basis, will permit you to have realistic expectations as to what you can expect in a given area for a given set of variables, and will also help you to recognize a great deal when it comes on the market.  If you aren’t getting what you want in the alerts, it is easy to revise the variables, expand the areas you are considering and modify the search features in order to tailor the volume and nature of the results to the specific types of properties you wish to seriously consider.
